Buying a home is one of the greatest adventures and investments you can undertake. A home inspection with a qualified inspector is always recommended, even with brand new houses.
Some of the critical systems to be checked include:
- Roof condition
- HVAC
- Plumbing issues
- Water damage and mold
- Noise level
- Foundation and exterior
- Electrical outlets and appliances
Recently, there have been several new homes in the community which have experienced water in crawl spaces. This can lead to mold, musty smells, insect infestation, compromise of the foundation and deterioration of the wood framing. Inadequate grading and protection of the foundation are often the root cause. Be sure to have downspouts that are extended well away from the foundation. Our community is relatively flat with little natural drainage and a high-water table. Reputable builders often take extra precautions during construction such as encapsulation of the crawlspace, sump pumps, proper grading and extended downspouts.
